Invading super mutants - when?

I've seen some references to this elsewhere, but never seen it answered outright, so here goes. I seem to have played the quests a little out of order, because I used the water merchants to extend the time limit. So I left getting the water chip quite late.

So late, in fact, that when I arrived in Necropolis all the ghouls were dead. The refugee I came across told me that it was because "a human had killed some mutants" - but although I did kill the super mutants, all the ghouls were dead by the time I first arrived in Necropolis anyway.

Then, when heading back with the water chip, a travelling guy told me that every town had been taken over by mutants. So my question is, is there a specific trigger for the mutants starting their invasion? If so, did I trigger it by waiting too long or by visiting places in the wrong order, or is it just inevitable?

Same old same old...

There are two conditions for this, one is if you enter Necropolis later than some set date, 90 or 110 days or so. (The correct figure is in my guide, link from some post below.) The other is if you enter 30 days after fighting the super mutants. The ghoul's dialogue doesn't distinguish between the two.

He's bugged. Every dialogue path checks the same variable, whether Necropolis was invaded. The other towns were supposed to have invasion effects as well, but it wasn't implemented.
