Getting A Book From Derek In The Den

I've gotten this little quest every time that I've played the game, but I've never found the book. I was wondering if anyone knew where it was. I know it's in random locations so if everyone could just tell me where they found it that would be a big help. Thanks a lot.

I have found it south of the grave yard beside a trash can, and in the grave yard on a grave. But sometimes I can not find it at all.
